Any ideas why I would get stuck Loading 84%

All day long (right after updating the game) my game gets stuck on the loading screen at 84%.
I have tried opening this as a local game & opening up servers. Each time I have let the game try to load for over 30 minutes each time. Any suggestions on why this might be happening?
